Staging the Interior

Entry

The entry is where the first impression of the interior is created. Here you have the opportunity to make a big statement in a small area.

-          Repaint the entry using light neutral colors.

-          An attractive but simple light fixture can make a great impression.

-          Move an attractive  piece of furniture to the entry, where it will have maximum impact.

-          Make sure the entrance floor is clean and the room is well lit.

Kitchen

The kitchen is perhaps the most important room in the house.  It could have a major impact on the value of your property. If your kitchen needs some improvements. The following is a list of ideas to increase the appeal of your kitchen without spending a great deal of money.

-          Make sure the room is spotless and smell fresh. Try putting a quarter section of lemon in the disposal and grind it up.

-          Consider replacing  outdated light fixtures with track or down lighting.

-          Spruce up kitchen cabinets by installing new knobs or hardware.

-          If the cabinet doors are dated and old, consider painting them to give a fresh new look.

-          Organize the kitchen cupboards to demonstrate how much room you have.

-          Make sure the bathroom’s are spotless.

-          Place  a vase of flowers on the vanity.

-          Replace the old toilet seat with a new one.

-          Replace an old light fixture with a new style light strip or makeup light.

-          Place all personal care items out of sight.

-          Use lemon or vanilla scents products to give a fresh feeling.

-          Replace old towel rails with new ones.

-          Add color and richness with new towels and a shower curtain.

Living Room

The living room is an area that is a major selling point of a house.  Buyers look for elegant and impressive living rooms to make the right statements to their friends and relatives.

-          Use mirrors whenever  possible to enhance the perception or size.  The  strategic placement of a mirror over  a mantle or across a window can make a room look much brighter and larger.

-          Do not over crowd the living room with furniture and knick knacks.

-          De-clutter as much is possible.

Bedrooms

The bedrooms can do as much to sell your house as they can turn off a buyer.

-          Make sure the bedrooms are absolutely  spotless and beds are neatly made. Carpets Should be cleaned, Windows washed and fresh smell from flowers, lemon oil or vanilla  should be in the air.

-          Organize wardrobes to increase their perceived sized and make sure are tidy.

-          Children’s bedrooms should be tidy with toys organized in containers or on shelves or tables.

-          Mirrored wardrobe doors can add dramatically to the feeling or size in any bedroom.

-          Bedrooms should be well lit. You may want to add track lights in the master bedroom.

-          Fresh linen is very important.

Garage

Swimming Pool or Spa

-          Keep  the garage neat and organized.

-          Clean up any stains from the floor

-          Replace work or broken pool equipment (brushes, hoses, sweeps, pool covers etc.)

-          If you pool is stained, you may want to have a professional  service drain and acid wash or refinish the surface.

-          Make sure the outdoor furniture is in good condition and clean. Colored pots with flowers can be placed in the pool area to add brightness to the area.
